Courthouse Closed Friday, May 29 due to Power Outage

The Dewey County Courthouse will be closed Friday, May 29 due to power outage and will re-open on Monday, June 1.

2020 Visual Inspection is set to begin in Leedey & Thomas-Fay-Custer School Districts

Visual inspection plays an important role in the valuation process for calculating property taxes. Each parcel of property in the county must be inspected once every four years.

Inspection is set to begin in June for the Leedey & Thomas-Fay-Custer School Districts in Dewey County. If anyone other than a representative of the Dewey County Assessor's office is on your property, please contact the Sheriff's office.

Our inspection is done from the exterior of your building(s) only. We will attempt to notify you when we arrive and will leave a flyer at your door if we are unable to reach you.

Change of Value Notices Have Been Mailed

Change of Value (COV) notices were mailed by the Dewey County Assessor's office this week. If you received one, it means the taxable value of your property has increased.

Oklahoma law limits any increase to 3% per year on homestead property and agricultural land. The limit is 5% on all other real property. The limits do not apply if the property was transferred or an improvement made.

If you do not agree with the value of your property or would just like detailed information on the value, please contact our office. An appeal of your actual fair cash valuation must be made within 30 days of the date on the COV notice. At present, courthouse access is by appointment only. Emergency Declaration - Doing Business at the Courthouse

March 17, 2020 - From the Dewey County Sheriff's Office

An Emergency Declaration was enacted in Dewey County regarding the spread of the COVID-19 virus. To ensure the continued oeprations of the Dewey County Governmental Offices through this pandemic, the Courthouse has been placed on lockdown to restrict movement throught the building. Any County business is preferred to be conducted by US Mail, Email or Fax during this time. If you require access to conduct your business please contact that specific office and make an appointment. Once an appointment is made, you will be screened based on Department of Health Guidelines prior to admission.

Power Outage / Due Dates

Friday March 13, 2020

There is a power outage in the Taloga area. The Dewey County Courthouse only has partial power. As a result, our phones have been out this afternoon. 

Please keep in mind any forms with a due date of March 15 can be timely filed on March 16 because the 15th falls on Saturday this year. Forms with a March 16 postmark will also be considered timely filed.

Ag Sales Tax Permits Now Online Only

The Oklahoma Tax Commission has made applications for Ag Sales Tax Permits online only. Follow the link below to the Oklahoma Tax Commission web page. Click on "Apply for Agriculture Exemption" near the bottom of the page. Visual Inspection Set to Begin in Dewey County

Visual Inspection plays an important part in the valuation process for calculating property taxes. Each property in the county must be inspected every four years. Inspection is set to begin November 4, 2019 in the Vici School District and surrounding areas. If anyone other than a representative of the Dewey County Assessor’s Office is on your property, please contact the Sheriff’s office.

The following information is from the Oklahoma Tax Commission’s publication “Taxpayer Rights, Remedies and Responsibilities”:

The county assessor determines the value of all locally assessed taxable property in the county. Before the appraisal can begin, the assessor compiles a list of the taxable property. The listing for each property contains a description of the property and the name and address of the owner.

How is your property valued?

The assessor must repeat the inspection process for property in the county at least once every four years.

The county assessor uses mass appraisal to appraise large numbers of properties. In a mass appraisal, the assessor first collects detailed descriptions of each taxable property in the district. Then property is classified according to a variety of factors, such as size, quality, use, and construction type. Using data from recent property sales, the assessor appraises the value of typical properties in each class. Taking into account differences such as age or location, the assessor uses the typical property values to appraise all the properties in the class.

If you own farm equipment, business equipment or a mobile home that sits on land you do not own; you will need to render that property during assessment time. Also, if you have any new improvements or need to verify any improvements were removed from your property. ***Now is the time to apply for all the exemptions in which you may qualify: Homestead, Double Homestead, Senior Property Freeze, Shelter or the 100% Disabled Veteran Exemption. • GIS Mapping Specialist  - Prepare maps, platbooks, map/remap new & old  parcels, update land use &  soil type. 

•  Appraisal - Assist with visual inspection process.

•  Will help with other areas of the office as needed. 

•  Training classes are Mandatory.

•   Required to be a resident of Dewey County.

We are about half finished with the 2018 visual inspection area. We will get back out to finish up after the rain clears !

We are beginning our inspections for 2018 in the Taloga school district and surrounding areas. If anyone other than the Assessor and her deputy are on your property, you need to notify the Sheriff's office. Please call our office if you have any questions. 

The office will be closed for our Annual School July 30-Aug 3. Please schedule accordingly if you're going to need any tax roll information. 

The Assessor's office has completed our fire damage assessment and our personal property for 2018. We are currently working on our Abstract of Values. 


2018 Rhea Fire Notification

We are quickly trying to gather initial damage assessment on damaged or destroyed occupied homes for the Emergency Management. We will be doing a full damage assessment of the burned area for our records at a later date.  If you have suffered any real or personal property damage, please contact the Dewey County Assessor's office as soon as possible. This will affect this years tax roll.

Our office is currently processing personal property. We have about 1500 personal property renditions to work through. Initial deadline was March 15, secondary deadline is April 15 with a 10% penalty.  After that, a 20% penalty is added and we will then render your personal property arbitrarily.

The 2018 Notice of Increased Value letters were mailed out on March 15. Deadline for protesting is April 16, 2018. You will only receive a letter on your property if the taxable value increased. In alot of areas, the Fair Cash Value has decreased.  The Fair Cash Value fluctuates each year based on current sales. You should see this rise and fall from year to year. The taxable value will  increase either 3% or 5% based on the type of property until it reaches the fair cash value.

The Assesssor's Office is currently inspecting new improvements for 2018 tax roll. As soon as we get that information processed, we will then begin analizing the sales data to determine fair cash values for 2018. After the values are established,  you will receive your Increase of Value Notice in the mail if your value increases.

2017 Assessement Time

Time for assessment is between January 1 through March 15 in order to avoid a penalty. If you own farm equipment, business equipment or a mobile home that does not sit on land you own; you will need to render that property during assessment time. Also, if you have any new improvements or need to verify any improvements were removed from your property, now is the time. Any improvements or personal property not turned into us will be considered omitted property and can be placed on the tax rolls for 15 previous years for real estate and 3 previous years for personal property.
